If you're thinking about selling a house in Bend, here's something every seller should hear before listing: pricing your home right starts with trusting your agent as a professional to advise you on what the market is doing.
That isn't always easy to hear. Your home holds years of memories, the projects you poured weekends into, and a number you may have had in your head for a long time. When an agent comes back with a price that's different from that number, it can feel personal. It isn't. A good agent is reading the market for you: what's sold nearby, what's sitting, what buyers are paying right now, and what they're walking past.
One of the most common pricing traps is the neighbor's house or the house a few blocks away. A neighbor's sale from six months ago won't set your price today, especially in a correcting market. Six months is a long time in real estate. Rates change, inventory shifts, and buyers adjust what they're willing to pay.
That's why the best comps come from the last three months. When you look at comparable sales for your own house, stick to that window. Recent sales show what buyers are paying now, not what they paid last spring. Sometimes even three months can be too long. When an agent pulls comparables, they also look at pending sales and talk with those listing agents to get a sense of the price it went under contract at and whether concessions are part of the agreement.
Lately we're seeing more sellers who don't trust their agent's advice and decide to hire someone else after 60–90 days on market, hoping the next agent will do something different. The impulse is understandable. When a home isn't moving, it's natural to want to change something and blame the agent. Often what we're seeing is simply a normalizing market. Before COVID, Bend homes often averaged roughly 53–77 days on market. Yes, average. But here's the honest truth: we all do the same stuff.
When your home goes into the MLS, it's typically sent out automatically to all the big affiliate sites—the ones buyers scroll through every night on their phones. Every agent's listing gets that same reach. There's no secret website that only one agent has access to.
Beyond the MLS, the tools are pretty standard across the board. We host open houses. We post on social media. We hold broker opens so other agents can walk through and bring their buyers. That's really what another agent is going to do for you, too.
An agent's social media feed absolutely helps get eyes on your property. Sharing beautiful homes is a great way to build buzz. But more views don't guarantee a sale. In today's Bend market, buyers still compare your home against everything else at that price. If the price doesn't line up with what they're seeing elsewhere, all the likes in the world won't turn into an offer.
If your home isn't selling and you think another agent is going to do more, you could be chasing the wind. Switching agents often means starting over: new photos, new paperwork, a "new" listing that buyers and agents can usually tell isn't really new. The thing that most often moves a home isn't a different agent. It's the right price for today's market.
Trusting your agent doesn't mean giving up your voice. It means having an honest conversation:
A good agent answers those without hesitation. If they get defensive, that's information too.
